PERMITTED CHARGES IN ACCORDANCE WITH THE TENANT FEE ACT 2019 FOR AN ASSURED SHORTHOLD TENANCY FROM 1ST JUNE

HOLDING DEPOSIT:

To confirm a property's letting, a holding deposit equal to one week's rent is required.

Current law mandates that the relevant paperwork be finished within 15 days after we receive your holding deposit, or a longer period if agreed.

Your holding deposit will be kept if you decide not to move further with the tenancy within that time.

Your holding deposit won't be returned if, during that time, you unreasonably delay responding to any reasonable requests from our firm, if you give us false or misleading information, or if you don't pass any of the checks that the landlord must conduct in accordance with the Immigration Act of 2014.

If any relevant person (including any guarantor(s)) does not sign their lease (and/or Deed of Guarantee) within 15 calendar days, this will be withheld (or other Deadline for Agreement as mutually agreed in writing). Your holding deposit will be used to the first month's rent if you are offered and accept a lease with our landlord. Thereafter, you will be liable for various costs under the Tenant Fees Act 2019 for any violations of that tenancy agreement.

FIRST MONTH'S RENT:

In advance prior to commencement of the tenancy

TENANCY DEPOSIT:

Prior to the start of the tenancy, a tenancy deposit equal to five weeks' worth of rent is due and will be recorded with the DPS.

EARLY TERMINATION: (requested by tenants)

You will be permitted to surrender or terminate your Agreement before it can be lawfully terminated if you meet any reasonable conditions, which may include paying the Landlord's reasonable costs and losses associated with re-letting the Property.

LATE RENT:

You agree to pay all reasonable costs incurred by the Landlord or Agent as a result of lost keys or other security devices providing access to the Property during the Term.

If the loss necessitates the replacement of locks, the tenant will be charged the actual costs of a locksmith, new lock, and replacement keys for the tenant, landlord, and any other persons requiring keys.

CHANGING TENANCY DOCUMENTS: (after commencement of tenancy on tenant's request)

A fee of no more than £50.00 (inc vat) will be charged for agreeing to assign or change your tenancy subject to the landlord's consent.

UTILITIES:

During the tenancy, all tenants must pay the providers for gas, electricity, water, telephone, and broadband. - Cable/satellite installation - Cable/satellite subscription - Television licence - Council Tax if they require and use the above
